There is a very interesting bill
about to run thru the legislature of the formerly great state of
California. It would essentially invalidate a large chunk of local
zoning power. It would permit the placement of high density housing of
not more than seven stories and without what would normally be
considered adequate parking in single family residential areas assuming
such new housing is within 1/2 mile of public transit.
As
one might expect a lot of local people are not happy with the idea that
their relatively mellow suburbs may be "invaded" by apartment dwellers
hogging all their on-street parking and in general being "different."
My guess (for what that might be worth to you) is that it will pass in some form but may be held up in legal challenges.
